Project Management involves our organizational skills to ensure efficient procurement of the design and construction phases of a project.
We can assist with the selection of appropriate consultants, and we liaise with all the relevant parties for approval processes e.g. Planning Permission, Listed Consents, Party Wall Awards, Building Regulation Approval, Landlord Approval etc.
We also prepare critical path programmes and procurement schedules, which are an important tool in the planning of a project, and also for monitoring the progress of the design development and build stages.
Good management is centered around teamwork and communication, and it is important to accurately track and record the information processes to ensure that items and tasks are promptly dealt with, because a construction project can involve thousands of elements which need carefully controlling.
AB Associates can provide Architectural & Design services either directly or in conjunction with a clients Interior Design advisor, to produce high quality drawing information, including dealing with Planning Permission and other Statutory Consent approvals.
Well thought out and clear design information is an essential part of producing a quality building or interior. Our Architects and Designers are experienced in producing the right level of information from the initial concept design stage, through to the statutory approval and construction stages.
We carefully monitor the development of the design and then the implementation of the design during the construction process to ensure what is built reflects the design intention. Appropriate design can enhance a space both aesthetically and functionally to create the right environment for a client, and can also add value and longevity to the project.
With so many variables within a construction project, and the need for a finite decision making process, it is imperative to monitor the cost implications of the design process.
At an early stage we start with generic cost data, which is then developed into a cost model/plan, and this allows benchmarking and value management to take place. With our wide experience of construction techniques, materials, bespoke
fixtures, finishes and building services, we can work with the designers and client to achieve good value solutions.
We look to ensure that the best possible market prices are obtained for a project given the controlling ‘trinity’ of factors i.e. time/quality/cost, which all ultimately effect the end result. Finally we closely monitor the project when it is at the construction phase, as this is when there can be multiple cost risks in play, which need careful review and evaluation, such that clients are well advised and can make informed decisions.
Many building projects need to comply with the Construction (Design and Management) Regulations 2015, which essentially is the health & safety legal protocol within the UK.
Clients have a big influence over how building projects are established and undertaken and with such influence, there are obligations they must uphold. AB Associates can act as CDM Advisor to clients to ensure they will comply with their responsibilities under the revised regulations.
We can advise about selecting competent designers and contractors and help to identify what information will be needed by them. We will assist in the coordination of the pre-construction information design/planning phase and notify the Health & Safety Executive where necessary. During the construction phase we will ensure the Contractors phase plan is suitable for the works and upon completion we will assist the Principle Designer on the production of a Health & Safety File which is a record of important project information.

AB Associates can undertake measured dimensional surveys to existing buildings and sites using GPS and similar technology.
Dimensional surveys are tailored to client specific requirements, however typically AB Associates will survey a combination of floor and ceiling plans, main structural sections, interior and exterior elevations, locations and heights of windows, doors, columns and beams.
We can also add intrusive surveys of void spaces plus coordinated photographic surveys for added detail. Our standard Topographic survey will illustrate the contoured acreage of surface land including locations and levels of boundary features, along with other adjacent buildings and structures. We utilise high accuracy Leica equipment, LisCAD processing software and the latest AutoCAD drawing packages to ensure the efficient delivery of the required information.
